Air sealing
Insulation slows heat down. Air sealing stops it moving. In most older homes here, the second one is where the money is — and it costs a fraction of a full insulation job.
When a house feels drafty, windows get the blame. They’re what you can feel, so they’re what you notice. But windows are a small fraction of the total leakage in a typical home, and replacing them is one of the most expensive ways to buy comfort.
The real leaks are the ones you can’t see: the gap where every interior wall meets the attic, the chases that carry plumbing and wiring between floors, the band joist around the perimeter of the basement, the attic hatch. None of them look like holes. Together they behave like one.
Warm air rises and escapes through the top of the house, and an equal volume gets pulled in at the bottom to replace it. Your furnace isn’t losing to the cold outside — it’s heating a column of air that keeps leaving.
Roughly in order of how much they matter in a typical home in this region.
Every interior wall in the house is open at the top where it meets the attic. Add every wire, pipe and duct that passes through, plus the attic hatch, and this is usually the single largest source in the building.
The band of framing that sits on the foundation, all the way around the house. It’s a long, continuous seam, it’s usually stuffed with fiberglass that does nothing to stop air, and it’s where replacement air enters.
Plumbing stacks, chimney chases, the boxed-in soffits above kitchen cabinets. These are open shafts running from the basement to the attic, and in older homes they’re often completely uncapped.
The back side of a knee wall usually faces open attic. If the wall isn’t sealed and backed, the insulation in it is sitting in moving air, which is close to having no insulation at all.
Older recessed cans are effectively vents in your ceiling. Bath fans should exhaust outside, and often don’t — we regularly find them terminating in the attic.
Last, not first. Worth sealing while we’re there, but if a contractor leads with weatherstripping and outlet gaskets, they’re working on the smallest item on this list.
Guessing at leaks means sealing the easy ones and missing the expensive ones.

Testing isn’t mandatory. On a small, obvious job — a rim joist, an attic hatch — it can cost more than it saves, and we’ll say so. It earns its keep on whole-house work and anywhere the symptoms don’t match the obvious suspects.
Air sealing isn’t one product. A quarter-inch gap around a pipe, a two-inch chase opening and a three-foot uncapped soffit are three different problems, and using the same can of foam on all of them is how work fails in year two.
Small penetrations get sealant or one-component foam. Large openings get rigid board cut to fit and then sealed at the edges. Long continuous seams like the rim joist get closed-cell spray foam, which seals and insulates in the same pass. Anything near a flue or chimney gets high-temperature materials and proper clearance — never ordinary foam.
Where an ignition barrier is required over exposed foam under IRC R316, it’s part of the quote, not a surprise at inspection.

When the envelope is both leaky and thin, doing one without the other leaves most of the benefit on the table.
Note: spray foam does both jobs in one pass, which is often why it wins on an attic or rim joist.
Insulation resists heat moving through a material — that’s what R-value measures. Air sealing stops air physically travelling through gaps, carrying heat and moisture with it. A thick layer of fiberglass with air moving through it performs far below its rating, which is why sealing usually has to happen first. Spray foam is popular precisely because it does both at once.
A house can be too tight without ventilation — but the answer to that is ventilation, not leaving random holes in the building. Relying on leaks for fresh air means you get lots of it on a windy January night and almost none in mild weather, and the air arrives via the crawl space and the attic rather than anywhere you’d choose. On most existing homes here we don’t get anywhere near the tightness where this becomes a live issue. When we do, we say so and discuss mechanical ventilation.
Not always. If the problem is obvious — an uninsulated rim joist, an attic hatch you can see daylight around — testing costs more than it tells you, and we’ll just do the work. Testing earns its place on whole-house jobs, on houses where the symptoms don’t match the usual suspects, and where a rebate program requires before-and-after numbers.
Often, yes — it’s one of the few upgrades where the cheaper option is genuinely the right one for a lot of houses. If you already have reasonable insulation depth and the complaint is drafts and cold spots, sealing alone can solve it. If the attic has three inches of compressed fiberglass, sealing helps but you’re still under-insulated. We’ll tell you which house you have.
Some of it, genuinely yes. Sealing around outlets, weatherstripping a door, foaming the gap where a pipe comes through a basement wall — all reasonable weekend jobs, and we’d rather you did them than paid someone. What’s hard to do yourself is finding the leaks that matter, working safely in an attic, and knowing what not to foam. Flues, chimneys and older recessed cans need clearance and high-temperature materials, and that’s the part where DIY goes wrong.
It often helps, because the air being pulled into a leaky house comes from the crawl space, the attic and the wall cavities rather than through a filter. Sealing those paths means more of your indoor air is actually conditioned, filtered air. It isn’t a medical intervention and we won’t sell it as one, but the connection between a damp crawl space and how the house smells is real.
On a typical retrofit of an older home, usually not — you’re bringing a very leaky house to a reasonably leaky one. It becomes a real question on deep retrofits and on new construction, where the target tightness is much higher.
