You are breathing your crawl space

Warm air rises and leaves through the top of a house, and something has to replace it. That replacement air gets pulled in from the lowest point in the building — which, in a home with a crawl space, means it comes up through the floor.

So whatever is down there is also upstairs: humidity off bare soil, mildew, the smell you can’t place, and in some homes radon. A vented crawl space in this climate makes it worse, not better. Those foundation vents were meant to dry the space out, but for most of the year they let humid outside air in, where it hits cool surfaces and condenses.

This is why insulating between the floor joists rarely works on its own. It slows heat loss without addressing the air and moisture — and wet fiberglass batts sagging out of a floor cavity are the most common thing we pull out of crawl spaces.

Signs the crawl space is the problem

You don’t have to go down there to know. These show up on the floor above.

  • Floors are cold even when the room is warm
  • A musty smell that comes back no matter what you clean
  • Humidity upstairs stays high in summer, even with AC running
  • Recurring insects, mice or other pests along exterior walls
  • Interior doors sticking seasonally as framing takes on moisture
  • Allergy or asthma symptoms that are worse at home than away

Two ways to do this, and they cost very differently

Which one you need depends on what we find, not on what sells better.

Most common

Closed-cell foam on the walls

We seal the rim joist and the foundation walls with closed-cell foam, bring the crawl space inside the building envelope, and close the vents. The space stops being outdoors.

  • Rim joist and band sealed — usually the single biggest leak
  • Foundation walls sprayed to the required thickness for the climate zone
  • Vents closed and sealed
  • Vapor barrier over the soil

Right when: the space is dry, drainage works, and there’s no standing water history.

Wet or problem spaces

Full encapsulation

Everything above, plus a heavy liner run up the walls and mechanically fastened, so soil moisture is sealed off completely rather than slowed down.

  • Reinforced liner across the floor and up the walls
  • Seams sealed, piers wrapped, liner terminated at the sill
  • Drainage or a sump addressed first where needed
  • Dehumidification sized for the space if conditions call for it

Right when: there’s standing water history, a high water table, visible mold, or you want the space usable for storage.

If water gets in, no amount of foam or liner fixes it — it just hides it. We look at grading, gutters and drainage first, and if that’s the actual problem we’ll say so before quoting anything.

Why crawl spaces are worse here than most places

Coastal Monmouth and Ocean County sit on sandy soil with a high water table, and the crawl spaces we open there are damp more often than not. Closed-cell foam matters in those homes specifically because it holds up to moisture — it’s the same material rated for flood-resistant construction.

Inland, the problem is different. Older homes across Mercer, Burlington and Bucks County often have stone or rubble foundations with no vapor barrier at all, just soil. Those need the liner as much as the foam.

And everywhere in this region, the summer humidity is the real enemy. Outside air at 80°F and 70% relative humidity, entering a crawl space where surfaces sit at 60°F, condenses. That’s the water on your ductwork in August, and it comes in through the vents that were supposed to prevent it.

What moves the number: headroom and access, how much old insulation has to come out, whether drainage needs work first, and how many piers and obstructions the liner has to be cut around.

Removing wet, sagging batts is common here and gets quoted as its own line, so you can see what the demo actually costs rather than having it buried in a square-foot rate. Full pricing for other areas of the house is on the main pricing section.

How the job runs

  1. We go down there

    Moisture readings, drainage, existing insulation, pest damage, ductwork and any standing water history. This is the part that decides everything else, and it’s free.

  2. Clear out and prep

    Old insulation, debris and any damaged vapor barrier come out. Surfaces have to be dry and clean for foam to bond, so this step isn’t optional and we don’t skip it to save a day.

  3. Seal, spray, close the vents

    Rim joist first, then walls to the specified thickness. Vents sealed, and where required, an ignition barrier applied over exposed foam per IRC R316.

  4. Liner and finish

    Vapor barrier or full liner over the soil, seams sealed, piers wrapped. On encapsulation jobs the liner is fastened and terminated properly at the wall rather than just laid down.

  5. Photos and documentation

    Most people never see their finished crawl space, so we photograph it. You get coverage, R-value, product data and warranty for your file.

Crawl space questions

  • In this climate, yes — once the space is sealed and conditioned properly. The vents were required under older code on the theory that airflow dries a crawl space out. In a humid Northeast summer they do the opposite: warm moist air enters, meets cooler surfaces and condenses. Closing them is only correct as part of a sealed assembly, though. Closing vents and doing nothing else makes things worse.

  • Yes. Foam handles the walls and the rim joist; it does nothing about moisture evaporating out of the soil, which in an unlined crawl space is gallons per day. Foam on the walls without a ground barrier is half a job, and any contractor quoting it that way is leaving out the part that causes the musty smell.

  • Not until the water is dealt with. Sealing a crawl space that floods traps the problem instead of solving it. Often the cause is outside — grading that slopes toward the house, downspouts discharging at the foundation, a clogged footing drain — and that’s cheaper to fix than anything we’d sell you. If it needs a sump or interior drainage, we’ll tell you that’s the first job and this is the second.

  • Existing growth has to be remediated before we seal anything — spraying over it just encloses it. Light surface growth on joists is often handled during prep. Anything structural or extensive is a remediation job first, and we’ll refer you rather than pretend it’s within our scope. What we can promise is that once the moisture source is gone, it doesn’t come back.

  • Sometimes. A properly sealed crawl space with a good ground barrier usually stabilises on its own, because you’ve removed what was making it humid. Larger spaces, homes with a high water table, or crawl spaces you want to use for storage often do better with a small dedicated unit. We’ll tell you at the assessment which category yours is likely to be, rather than selling you one by default.

  • Usually, yes — tight crawl spaces are normal in older homes here and our crews work in them regularly. Access does affect the price, because everything takes longer when you can’t stand up. What actually stops a job is an access opening too small to get equipment through, and we’ll flag that at the assessment rather than on the day.

  • A straightforward walls-and-rim-joist job is typically one day. Full encapsulation runs two to three, and removing old wet insulation adds time. You don’t normally need to leave the house for crawl space work, but we’ll confirm ventilation and re-entry timing in writing before we start.
