Basement & foundation insulation
Your basement sits inside the footprint of the house, under the same roof, on the same tax bill — and in most homes here it’s cold storage. Closed-cell foam on foundation walls and rim joists across New Jersey and Pennsylvania.
Walk around your basement and look where the concrete stops and the wood begins. That band of framing runs the entire perimeter of the house, and in most homes built before the last decade or so it’s either empty or stuffed with a scrap of fiberglass.
It is a continuous seam between inside and outside, at the exact point where the stack effect pulls replacement air in. Square foot for square foot, nothing else in the building loses as much.
It’s also small. A typical house has around 150 linear feet of it, a crew handles it in a few hours, and it’s the one job we recommend to people who tell us they can’t afford insulation this year.
If you do one thing in your basement, do this. It costs less than a set of tires and you’ll notice it on the floor above.
What changes when a basement stops being outdoors.

The first floor sits on top of this. Insulating the perimeter warms the room above it as much as the room you did the work in.
Closed-cell foam keeps warm humid summer air off cool concrete, which is where basement condensation comes from in the first place.
Furnace, water heater and ductwork stop living in an unconditioned space, which improves what they deliver upstairs.
Basements are where we pull out the most failed insulation, and it’s almost always the same two mistakes.
Fiberglass batts against concrete. Concrete is permanently damp — it wicks moisture from the soil, that’s just what it does. Fiberglass holds that moisture against the wall, air moves through it freely, and within a few years you have wet insulation, mold on the paper facing, and no thermal benefit. We remove a lot of it.
Plastic sheeting on the inside face. The intention is a vapor barrier. The result is a wall that can dry in neither direction, with condensation collecting on the plastic. If the assembly already has closed-cell foam at sufficient thickness, that foam is the vapor retarder. Adding poly on top of it traps water between two impermeable layers.
Closed-cell works here because it doesn’t absorb water, it bonds directly to the concrete leaving no gap for air to move in, and it handles insulation and vapor control in one layer instead of stacking materials that fight each other.

Right when: the basement stays storage, or you want the biggest comfort change for the least money.

Right when: you want the space usable, or you’re finishing it now or within a few years.
Planning to finish the basement eventually? Do the foam now, before the studs and drywall go up. Doing it afterward means tearing out work you just paid for.
If your basement takes water — seasonally, in heavy rain, from a crack, from the floor slab joint — insulating it does not fix that. It covers it, and then you find out about it later and in a worse way.
We look at grading, downspouts, the footing drain and any past water line on the walls before we quote. More often than people expect, the fix is outside and it’s cheap: a downspout extension, regraded soil against the foundation, a gutter that’s been overflowing for two years.
If it needs a sump, interior drainage or crack injection, that’s a different trade and it goes first. We’ll tell you that rather than take the job and spray over it.
What moves the number: how much wet fiberglass has to come out, obstructions to work around (ductwork, piping, a finished ceiling), whether a thermal barrier is required, and the condition of the concrete surface, since foam won’t bond to a damp or dusty wall.

Within a few years you typically have wet insulation, mold on the paper facing and no measurable thermal benefit. It’s one of the most common things we remove. Batts work fine in a dry framed wall above grade — they’re simply the wrong material against concrete.
Only if you genuinely want the basement to stay cold and it has no mechanicals in it. Insulating the ceiling separates the basement from the house, which means your furnace, water heater and ductwork are now outside the heated envelope — and pipes down there get colder. In most homes here, insulating the walls is the better answer. The exception is a basement that regularly floods, where you don’t want to bring it inside at all.
In an occupied or finished space, yes — IRC R316.4 requires a thermal barrier over exposed foam, and half-inch gypsum board is the standard way to meet it. In an unfinished utility basement the requirement is generally lighter, and some assemblies use an approved intumescent coating instead. We tell you which applies to your project at the estimate and price it in, rather than leaving you to discover it at inspection.
If the dampness is condensation, usually yes. Warm humid summer air meets cool concrete, and water forms on the wall — closed-cell foam stops that air ever reaching the cold surface. If the dampness is water coming through the wall or up through the slab, no. Those look similar to a homeowner and are completely different problems, which is why we check before quoting.
Often, and it’s common in Bucks, Hunterdon and the older parts of Mercer County. Foam conforms to irregular stone in a way rigid board never will, which is a real advantage. It needs more care though: these walls were built to dry inward, and sealing that path without thinking it through can push moisture into the mortar and the sill. We assess these individually rather than applying the standard detail.
Partly. Once the walls are insulated, heat already escaping from the furnace, ductwork and the floor above stays in the space instead of going into the soil, and most basements come up noticeably. Whether that’s enough for a room you’ll sit in for hours depends on the house. If you’re finishing it as living space, plan on a supply register or a small dedicated unit, and size it after the insulation is in rather than before.
They stay accessible and working — we don’t foam over a sump lid or block a drain. If anything, a sealed basement makes a sump easier to keep sealed and vented properly. Where a radon system is present or planned, tell us at the assessment so we detail around it rather than compromising it.
